Soffit and Fascia
Soffit and fascia repair, replacement and vented soffit
Soffit and fascia close in the edge of your roof, hold up your gutters and let the attic breathe. When they rot, blow loose or block airflow, the roof pays for it.

Fascia is the board along the roof edge that your gutters hang on. Soffit covers the underside of the overhang, and vented soffit lets outside air into the attic at the eaves.
We repair damaged sections, replace soffit and fascia that are too far gone, and install vented soffit where an attic needs better airflow. Because it is roof-edge work, it makes sense to look at it alongside the roof and gutters.

Signs your soffit or fascia needs attention
Soft or rotted fascia
Peeling paint, dark stains or wood that gives under a screwdriver, often behind a gutter that has been overflowing.
Gutters pulling away
A gutter cannot hold once the board behind it no longer holds a screw.
Soffit loose after wind
FEMA notes that vinyl and aluminum soffit panels are vulnerable to wind and wind-driven rain. A blown-out panel leaves the attic open to weather.
Animals or insects getting in
Birds, squirrels and wasps will move into gaps at the eaves.
Stains on the soffit
Dark streaks or water marks on the underside of the overhang can mean a leak at the roof edge or a gutter spilling behind the fascia.
A hot, stuffy attic
St. Peters’ building department notes that poor ventilation can leave too much heat or moisture in an attic, which can lead to problems and may hurt the shingles.
How it works
How the work goes
- 01
Free inspection
We check the fascia, the soffit and the roof edge above them, note how the attic is vented, and photograph what we find.
- 02
Plan the fix
We talk through repair versus replacement, where vented soffit belongs and materials that suit your house.
- 03
Repair or replace
Damaged wood comes out, and new soffit and fascia go in, tied in with the gutters and roof edge.
- 04
Cleanup and final inspection
The site is cleaned up and the work gets a final inspection.
Options
Soffit and fascia options
Section repair
When damage is limited to a few spots, such as behind one leaky gutter run, we replace just those sections.
Full replacement
When rot or damage runs the length of the house, replacing soffit and fascia together gives you a clean, tight edge.
Vented soffit
Perforated panels that bring air into the attic at the eaves, working with vents up high so air can move through.
How much attic ventilation is enough
For new construction, the code calls for 1 square foot of vent opening per 150 square feet of attic, or 1 per 300 when 40 to 50 percent of the venting sits high in the attic and the rest is at the eaves, as O’Fallon’s re-roofing guide summarizes it. On an existing house, a re-roof does not have to add ventilation, but it may not reduce what is there.
St. Peters’ guide adds that homeowners and roofers should seriously consider adding ventilation where an attic falls short, and O’Fallon’s guide notes that a shingle manufacturer’s instructions may require it.
Bath fans that end in the attic
Some older homes have bathroom exhaust ducts that dump moist air into the attic. O’Fallon’s guide points out that the property maintenance code requires bathroom exhaust to go outdoors, and the city accepts a duct run to a gable vent or a vented soffit vent on existing homes. If we spot one, we will point it out.
Fascia, drip edge and gutters work as a set
Drip edge runs along the roof’s edge above the fascia, and the gutter hangs on the fascia below it. St. Charles County’s 2021 code amendments even let metal-wrapped fascia that extends 1 inch under the roofing, with underlayment over it, count as the drip edge, unless the shingle maker requires drip edge. Soft fascia is worth fixing before a new roof goes on.

FAQ
Soffit and Fascia: questions
Ask us anything at (314) 222-9529.
Can rotted fascia just be painted?
Paint will not save wood that has already gone soft. The rotted section has to come out, or moisture and insects keep working behind the paint. St. Charles County’s code rates local termite risk as moderate to heavy.
Do I need vented soffit?
If your attic takes in air at the eaves, the intake has to be open. Vented panels cannot do their job if insulation blocks them from inside, so it is worth checking both.
Will new vented soffit fix a hot attic by itself?
Not always. Air coming in at the eaves needs a way out up high, which is why the code’s 1-per-300 option depends on 40 to 50 percent of the venting sitting near the top. We look at both ends before recommending anything.
Can soffit and fascia be done without a new roof?
Yes. It is separate work, though doing the roof edge while a roof or gutters are being replaced saves a second round of setup.
Why did my soffit come loose in a storm?
Light soffit panels can be pulled out of their channels by wind. Re-securing or replacing them closes the opening before rain and animals find it.

Signs you need a new roof
Curling shingles, bald patches, daylight in the attic and leaks that keep coming back usually mean a roof is finished. A few missing shingles on a sound roof usually do not.
