Whether your roof is simply old or a storm took years off it, the decision deserves photos and a straight answer, not a pitch. Our free inspection shows you what we found, photo by photo, including whether a repair would buy you real time.

If replacement is the right call, we bring more than 20 years of roofing experience to it as a family-owned company based in O’Fallon. We walk you through materials, what the job includes and how insurance fits when a storm caused the damage. We back our work with a satisfaction guarantee.

Signs it is time for a new roof

Age

Missouri’s Department of Commerce and Insurance puts the useful life of a roof at about 25 years in its claims guide. A roof near that age with curling, cracked or bare shingles is worth pricing before it leaks.

Granules in the gutters

Granules shield the asphalt from the sun. IBHS testing found that when hail knocks them loose, the exposed asphalt weathers and ages faster.

Leaks in more than one place

A single leak can often be repaired. Stains in several rooms, or decking that feels soft underfoot, suggest the roof is failing as a whole.

Storm damage on several slopes

When hail bruises or missing shingles show up across the roof, patching rarely makes sense, and an insurance claim may be part of the plan.

Two layers already

The re-roofing rules O’Fallon and St. Peters publish allow a new roof over one existing layer only, and only when that layer is a sound base. A house with two layers needs a full tear-off.

How it works

How a roof replacement goes

  1. 01

    Free inspection and photos

We look over the roof and exterior, take photos and notes, and show you what we found before anything else happens. No obligation, no pressure.

  2. 02

    Materials and a detailed estimate

We talk through asphalt shingles, metal, slate and other options for your house and budget, then put the full scope in a detailed estimate.

  3. 03

    Tear-off and preparation

The old roof comes off down to the decking while your property is protected, so the deck can be checked and prepared for the new roof.

  4. 04

    Installation

New underlayment, flashing, edge metal and shingles or panels go on over a clean, sound deck.

  5. 05

    Cleanup, recycling and final inspection

We clean up thoroughly, send the old shingles off to be recycled and finish with a final inspection.

Options

Roofing materials we offer

Asphalt shingles

Familiar, widely available and made in many colors and profiles. Ask how a line handles wind and hail, not only how it looks.

Impact-rated shingles

A Class 4 rating under UL 2218 means the shingle passed a test with a 2-inch steel ball. IBHS points out that the test does not account for weathering or aging, so treat the label as a starting point, and ask your agent whether your insurer offers anything for one.

Metal

Panels or metal shingles with a long service life. Our metal roofing page covers the panel types, hail and the insurance fine print.

Slate

Natural stone with a look nothing else matches. If slate is on your list, we will talk through whether it fits your house and budget.

What the local codes expect from a new roof

O’Fallon, St. Peters and unincorporated St. Charles County all build on the International Residential Code with local amendments, and the two cities publish re-roofing guides that spell out the basics. Any roofer you hire should be able to explain how a bid covers each point below.

Permit rules differ. O’Fallon’s guide, dated 2017, says a re-roof needs no permit but must still meet the code, while St. Peters requires one when more than 25 percent of the sheathing is replaced or the roofing material changes. Check with your city or county before work starts, since rules change.

  • Old roofing comes off down to the sheathing; the only exception is a single existing layer that is still a sound base.
  • Underlayment: two layers on slopes from 2:12 up to 4:12, one layer at 4:12 and steeper. Asphalt shingles are not allowed below 2:12.
  • Drip edge is required at the eaves and rakes of shingle roofs.
  • Existing attic ventilation cannot be reduced or blocked by the new roof.
  • An ice barrier at the eaves is not required in O’Fallon, St. Peters or unincorporated St. Charles County, so treat it as an option rather than a requirement.

Hail belongs in the plan here

NOAA’s Storm Events Database logged hail up to 3 inches across eastern St. Charles County on May 13, 2023, mostly along and east of Jungermann Road. On March 14, 2024, hail of the same size fell along the I-70 corridor near Foristell and Wentzville.

If you are replacing anyway, it is a good time to weigh impact-rated shingles or metal, and to ask how the edges and flashing will be detailed.

When insurance pays for part of it

Missouri’s insurance department explains that replacement cost coverage pays to repair or replace without deducting depreciation, while actual cash value pays the depreciated cost. Some policies settle the roof differently from the rest of the house, so read your declarations page.

The department’s claims guide also notes that a standard policy does not pay the added cost of meeting current code unless it includes ordinance and law coverage. Ask your agent about yours, and see our storm damage page for how we help you through the claim.

FAQ

Roof Replacement: questions

Ask us anything at (314) 222-9529.

Do I need a permit to replace my roof?

It depends on where you live. O’Fallon’s published guide says no, St. Peters requires one in certain cases, and other cities and the counties set their own rules. Ask your building department before work starts, and ask any roofer you hire who is handling it.

Is ice and water shield required?

Not by code in O’Fallon, St. Peters or unincorporated St. Charles County; their adopted tables mark the ice barrier as not required. It can still earn its keep in valleys and around chimneys and skylights, and the county’s code accepts a self-adhering membrane as valley lining.

What happens to my old shingles?

They are recycled. Every shingle we tear off goes to recycling, which is what “From roof to road” on our yard signs is about.

What warranty comes with a new roof?

Roofing materials come with manufacturer warranties, and registration and installation rules apply. Ask us, or any roofer you interview, for the material and workmanship terms in writing before you sign.
