Roofing and hail repair in Chesterfield

Chesterfield sits across the Missouri River from our base in O’Fallon, and most of its neighborhoods went up in one long building wave in the 1970s and 1980s. A house built in 1978 has likely been re-roofed at least once, with its gutters, fascia and flashing patched more than once.

Correll Roofing Co. is a family-owned contractor with more than 20 years of roofing experience. Here that means free inspections documented with photos, straight answers on repair versus replacement, help through the insurance claim after a storm, and the gutters, soffits and siding that take a hit in the same storm.

1970s and 1980s subdivisions above a rebuilt valley

Chesterfield was pieced together from old farm villages such as Gumbo, Monarch and Bellefontaine, and it did not incorporate until 1988. Census estimates put 31.9% of its housing units in the 1970s and 22.6% in the 1980s. The bottomland once called Gumbo Flats became Chesterfield Valley after the Missouri River broke through the Monarch levee in 1993. It is now stores, offices and the Spirit of St. Louis Airport behind a 500-year levee, and the houses sit on higher ground around it.

On a house from that era we check gutter size against the roof above it, soft fascia behind the gutters, and whether the attic vents still work. About one home in eight is an attached villa or townhouse (12.2% of units), where the roof is often shared and the association may make the call.

Hail and wind

The afternoon of May 16, 2025, and the hail before it

NOAA’s Storm Events Database shows 26 hail reports within 5 miles of Chesterfield from January 2015 through June 2026, and 12 of them came in about 11 minutes on the afternoon of May 16, 2025. Two were 2-inch hail, during the supercell outbreak that produced 34 hail reports across St. Louis County. Big hail is not new here: on May 11, 2016, the day midday supercells dropped very large hail on St. Charles County, a 1.75-inch report came in about half a mile from the middle of the city.

Permits and local rules

Chesterfield contracts with St. Louis County for building permits and inspections, so the county’s Department of Transportation and Public Works issues them after the city grants Municipal Zoning Approval. Under the county’s re-roofing checklist, new asphalt shingles replacing old ones need no permit when the pitch is 4:12 or steeper; a permit comes into play for a flatter roof, for replacing more than 25% of the sheathing, or for trading wood shingles for asphalt. Rules change, so call the county at (314) 615-5184 before the job is scheduled; pulling any permit is your roofer’s job.

The city’s zoning form asks applicants for exterior work to notify subdivision trustees and adjacent owners, and it notes that the city does not enforce private indentures. The Villages at Baxter Ridge, for one, requires trustee approval of all exterior modifications, roofs included, before work begins, and the city posts a list of trustees online.

FAQ

Roofing in Chesterfield: questions

Call (314) 222-9529 if yours is not here.

Do I need approval for a tear-off dumpster in my Chesterfield driveway?

Yes. The city’s building permits page says a roll-off container needs Municipal Zoning Approval, which is good for 30 days and lists no fee. The container has to sit on your property on a paved surface such as the driveway, not in the street, on the sidewalk or in the yard. Ask your roofer who is filing for it before delivery day.

Why does the hail record mention South Bellefontaine and Gumbo?

NOAA places each report near a named point, and some of those points are old villages now inside Chesterfield, including Bellefontaine, Gumbo and Monarch. One of the two 2-inch reports on May 16, 2025 was placed near South Bellefontaine, about 2 miles from the middle of the city. If your street was in that storm’s path, have the roof looked at up close.

I live in an attached villa. Who decides about the roof?

Start with your declaration or indenture. In many attached communities the association maintains the roofs and replaces them building by building, and those documents also shape whose policy a storm claim goes through. Your board and your insurance agent can tell you which applies before anyone signs a contract.
