Roofing for Creve Coeur homes and condo buildings

Creve Coeur mixes 1960s and 1970s houses, new infill and large condo and apartment buildings, and the city’s re-roofing rules treat them differently. Here is what applies to yours.

Creve Coeur is not a one-type town. About half of its housing units are detached houses, about a third sit in buildings of 10 or more units, and roughly one in five has gone up since 2000. A shingle job on a 1960s house and a re-roof on a multi-story condo building follow different rules here.

Correll Roofing Co. works on both. The company is family-owned with more than 20 years of roofing experience, every job begins with a free inspection and photos, and after a storm we help you through the insurance claim, from the first call to the adjuster’s visit.

A road town that grew into houses, condos and offices

Creve Coeur grew up along Olive Street Road, now Olive Boulevard, and when it incorporated in December 1949 it covered less than a square mile with about 1,900 residents. Postwar demand and the building of highways 270 and 40 pushed growth west, and Census estimates put 19.7% of today’s housing in the 1960s and 23.0% in the 1970s. The name comes from Creve Coeur Lake, which actually sits across the line in Maryland Heights, and the Tappmeyer Homestead, an 1880s Italianate farmhouse moved to Millennium Park in 2003, recalls the farm years.

Houses from the 1950s through the 1970s here are likely on their second or third roof, and newer infill homes tend to have steeper roofs with more valleys to flash. The city’s re-roofing guidance requires an ice barrier and metal drip edge on shingle roofs and allows no more than two layers on any roof. Its fall leaf vacuum program is a reminder of how much ends up in gutters first.

Hail and wind

Nine hail reports in 17 minutes on May 16, 2025

NOAA logged 17 hail reports within 5 miles of Creve Coeur over the 11 and a half years ending June 2026, on just seven separate days, and 13 came in 2023 or later. Nine fell within about 17 minutes on May 16, 2025, from 1 to 1.75 inches, including a 1-inch report about a quarter mile from the center of the city. That was the afternoon of the tornado whose path ran from Clayton across the City of St. Louis; NWS says it caused more than $1 billion in damage and killed four people, with a fifth death from winds outside the tornado. Earlier, a November 5, 2017 storm dropped 1.75-inch hail about a mile away.

Permits and local rules

Creve Coeur has its own Building Division at 300 N. New Ballas Road and does not contract with St. Louis County for residential building permits. Its re-roofing guidance says single-family re-roofs need no permit unless trusses, rafters, bracing or beams are replaced or repaired, and swapping damaged sheathing for new sheathing of the same thickness does not trigger one. The work must still meet the 2021 codes the city adopted effective April 1, 2025, and inspectors may make random checks. Commercial re-roofs need permits and inspections, multi-story condominium and apartment buildings count as commercial, and questions go to the Building Division at (314) 872-2500.

FAQ

Roofing in Creve Coeur: questions

Call (314) 222-9529 if yours is not here.

I own a unit in a multi-story condo building. Who handles the roof?

Usually the association, because the roof is typically a common element; your declaration says for sure. The city treats multi-story condominium buildings as commercial for re-roofing, so a permit and inspections are required. If you sit on the board, ask bidders for photos of each roof section and a written scope you can compare line by line.

Can a new roof go over my old one in Creve Coeur?

Only if there is just one layer up there now, since the city’s re-roofing sheet allows no more than two layers on any roof. If yours was covered over once already, the next roof means a full tear-off, which is also the only way to find and replace soft decking.

Was my part of Creve Coeur hit on May 16, 2025?

Hail of 1 to 1.75 inches was reported in several directions within 5 miles that afternoon, and size changed street by street. The only way to know about your roof is to look. A free inspection with photos shows whether there is damage worth claiming, and if there is, we help you call it in.
