Sunset Hills calls itself a relatively young city, and the Census Bureau agrees: the median home here was built in 1979, and about half of the housing units date from 1980 or later. The main roads are Lindbergh Boulevard, Gravois Road and Watson Road, the old Route 66.
From its base in O’Fallon, family-owned Correll Roofing Co. brings 20+ years in roofing to Sunset Hills. A roof from the 1990s is getting old by asphalt standards, and even a newer one can be bruised by hail that leaves no mark you can see from the driveway, so an inspection with photos is the sensible first step.

Local homes
Decades of houses between Watson Road and the Meramec
The city incorporated in June 1957, built its City Hall on South Lindbergh in 1980 and grew through annexations in 1994, 1995, 1996 and 1997. The 1996 annexation took in the area south of Gravois Road and west of I-270 to the Meramec River, and the 1994 one brought in the Chateau Chura and Rambling Oaks subdivisions. The result is a city where a 1950s house and a 1990s house can be a short drive apart.
Larger houses with hips, valleys and dormers have more places where one roof plane meets another or meets a wall, and each of those joints depends on flashing done right. Long roof runs also send a lot of water to a few downspouts, so gutter size and placement matter, especially on lots that slope away from the house. On a home from the 1980s or 1990s, we also check whether the first roof was ever torn off or simply covered over.
Hail and wind
Hail, a tornado and straight-line winds near Sunset Hills
Hail has fallen within 5 miles of Sunset Hills on 13 separate days since January 2015, according to NOAA’s Storm Events Database. The biggest stones, 2 inches, were reported near Morschels on March 14, 2024, a day of widespread large hail across St. Louis County.
Wind has left its own marks. On April 15, 2023, an EF1 tornado tracked east alongside I-44, crossed the Meramec River and passed through Tapawingo National Golf Course before lifting near West Watson Road and Bond Place. On April 18, 2024, storms swept through Valley Park, Fenton, Sunset Hills and Sappington, blowing shingles off roofs and taking one roof off entirely.

Learn moreSt. Louis County issues building permits for Sunset Hills homes, but the city comes first. Its Public Works Department reviews a Municipal Zoning Approval at City Hall, 3939 S. Lindbergh Boulevard (314-849-3400), the County will not accept plans without that approval letter, and the city says zoning approvals normally take two weeks.
The County’s checklist spells out when a re-roof needs that permit. Switching to asphalt shingles from a different covering, such as wood shingles, requires one at any pitch, as does a slope under 4:12, replacing over 25% of the sheathing, or trading board sheathing for panels. A straight asphalt-for-asphalt replacement on a 4:12 or steeper roof needs none. Ask before work starts and let your roofer carry the paperwork.

FAQ
Roofing in Sunset Hills: questions
Call (314) 222-9529 if yours is not here.
How long does Sunset Hills zoning approval take?
The city says zoning approvals normally take two weeks, and County review can run from a few days to a few weeks depending on the project. If your re-roof needs a permit, build that time into the plan.
Does replacing an old wood shake roof need a permit?
Yes. Under the County’s re-roofing checklist, a change of roof covering, with wood shingles to asphalt as its example, needs a building permit regardless of slope. In Sunset Hills that means the city’s zoning approval comes first.
My roof is from the 1990s. Repair or replace?
Age alone does not decide it. We look at granule loss, brittle or curling shingles, the flashing and the decking from the attic side, then go through the photos with you. If a repair makes more sense than a new roof, we will say so.
