Richmond Heights incorporated in 1913 as one of the streetcar suburbs ringing the St. Louis city limits, and it grew in layers. Hampton Park, at Clayton and Hanley roads, took its present name in 1910 and was largely built by the start of the Depression; Surrey Hills filled in beside it after World War II; and the ranch houses of Bennett Avenue went up from 1945 to 1968.

We have spent more than 20 years in roofing, and every inspection here comes with photos of what we found. On storm claims, we go through the insurance scope with you one line at a time, and only then do you sign a contract or pick any upgrades.

Private-place slate and postwar brick ranches

Hampton Park’s National Register nomination covers 75 houses in Tudor Revival, Colonial Revival, French and Craftsman styles, many with slate roofs and some with ceramic tile. Nearby, along Bennett Avenue and Laclede Station Road, another National Register district shows a later era: brick ranches with low-pitched asphalt shingle roofs, built from 1945 to 1968 as a neighborhood developed by and for African American residents. Census figures show 43% of homes in Richmond Heights predate 1940, while only 10% date from 1960 to 1979.

Those two ends of the range need different care. On 1920s slate, leaks usually begin at flashing, valleys and chimneys long before the slate itself fails, so careful repair often beats replacement. Low-pitched ranch roofs shed water more slowly, which makes worn shingles and underlayment leak sooner, and on every house here the city’s code expects roof runoff to be carried away from the foundation.

Hail and wind

Where the May 16, 2025 tornado crossed

On May 16, 2025, the tornado that touched down in west Clayton crossed Richmond Heights, where NOAA’s Storm Events Database notes it broke windows at St. Mary’s Hospital, damaged the building’s exterior and scattered debris before moving through Washington University into the City. Hail comes far more often: of the 51 hail reports in NOAA’s records for a 5-mile radius around Richmond Heights since January 2015, 38 arrived in 2023 or later, led by the 2-inch stone reported near Brentwood during the May 19, 2025 storms. On March 14, 2025, a night NWS St. Louis counts among its most active for tornadoes, that radius alone logged 12 hail reports, none larger than 1.5 inches.

Permits and local rules

The Richmond Heights Building Department at City Hall, 1330 S. Big Bend Blvd., issues residential building permits. Its services page describes permits for work such as adding or removing a door, a wall or a room and does not mention roofing either way, so check with the department first; your roofer should take care of any application it requires.

The city adopted the 2024 International Residential Code in April 2025 with local amendments, and one applies to every roof. Water coming off a roof edge or downspout has to be kept from eroding the soil and directed away from the foundation, and runoff gathered into a pipe cannot discharge within 10 feet of a property line without the code official’s approval.

FAQ

Roofing in Richmond Heights: questions

Call (314) 222-9529 if yours is not here.

Can a slate roof in Hampton Park be repaired instead of replaced?

Often, yes. Slate can outlast several rounds of the flashing and nails that hold it, so many leaks are fixable at chimneys, valleys and walls. A photo inspection will show whether the slate itself is sound or a section is past saving.

Where should my downspouts drain in Richmond Heights?

Away from the house. The city’s residential code amendments require roof and downspout water to be directed away from the foundation without eroding the soil, and water collected into an underground pipe cannot discharge within 10 feet of a property line unless the code official approves. Downspout extensions are the simplest fix in many yards.

How much hail does Richmond Heights get?

In NOAA’s records, hail fell on 20 separate days within 5 miles between early 2015 and mid-2026, and 46 of the 51 reports were an inch or larger. Not every storm damages a roof, but a photo inspection after a big one shows where you stand.

Do you work on rental and apartment buildings?

Yes, both residential and commercial. With only 54% of occupied homes owner-occupied, many Richmond Heights roofs belong to landlords and associations, and inspection photos give them a clear record to work from.
