Roof repair and replacement in Ballwin

Ballwin went from a village of 750 people in 1950 to a city of subdivisions within a generation. Here is what its 1960s and 1970s houses need from a roofer, and how local permits and inspections work.

Whole streets in Ballwin were built within a few years of each other, so their roofs, gutters and soffits tend to age on the same schedule. A hailstorm or a home sale can bring all of it to the surface in the same week.

We are a family-owned roofing and exterior contractor based in O’Fallon with 20+ years in roofing, and Ballwin is one of the West County cities we serve. Every job starts with a free, no-obligation look at the roof, and the work covers repairs, replacements, storm damage with help through the insurance claim, gutters, soffit and fascia, and siding.

Local homes

A 1960s and 1970s city of modest, hardworking houses

John Ball’s town plat took the name Ballwin on February 9, 1837, beside the mail road to Jefferson City that became Manchester Road. It was a village of 750 when it incorporated in 1950, then reached 5,710 residents by 1960 and 10,656 by 1970, and the city’s annexation map shows it growing outward in pieces through 1999. The 1960s alone account for 25.0% of today’s homes, more than any other decade: Claymont, which calls itself Ballwin’s largest subdivision at 665 homes, dates to 1960, and Woodsmill, with 269 homes, to 1968.

The city’s 2019 comprehensive plan notes pockets of homes of 1,800 square feet or less on both sides of Manchester Road. Smaller, simpler roofs keep a replacement manageable, but houses this age can hide trouble at the edges: rotted fascia behind original gutters, soffits with too little intake venting, and chimney flashing that has been caulked over instead of replaced.

Hail and wind

Hail spread across many days, not just one

Ballwin’s hail record is spread out rather than concentrated. NOAA logged 23 reports within 5 miles between January 2015 and June 2026, on 15 separate days, in every month from March through July and again in September, November and December. A December 10, 2021 storm put 1-inch hail on the ground near Ballwin, and June 30, 2023 brought 1.75-inch hail near Wildwood. The biggest day was May 16, 2025, when the regional supercells dropped 2-inch hail about 4.5 miles north, near Chesterfield.

Permits and local rules

Ballwin does its own building inspections instead of contracting with St. Louis County, so permit questions go to the city’s Building Inspections Department at (636) 227-2129. The city’s permit page says permits are required for all kinds of construction and lists a Roofing Requirements sheet among its building forms, but it does not say outright whether a like-for-like shingle replacement needs one. Ask before the job is scheduled, and treat any permit as part of your roofer’s job, especially since Ballwin is working toward adopting the 2024 International Codes in place of its 2015 editions.

Some subdivisions add their own review. Woodsmill’s project request form, citing the subdivision’s indentures, says any exterior alteration to a house needs advance approval from a majority of the trustees, who have up to 45 days to answer in writing, so clear a new shingle color early.

FAQ

Roofing in Ballwin: questions

Call (314) 222-9529 if yours is not here.

We are selling our Ballwin house. Will the city look at the roof?

Indirectly, yes. No new owner or tenant can move in until the house passes an occupancy inspection, and the housing code it is checked against says roofs must be tight with no defects that let rain in, with roof drainage good enough to keep the walls dry. A free inspection before you list gives you time to fix a leak, a loose gutter or rotted trim on your own schedule.

Does hail really fall in Ballwin outside of spring?

It does. NOAA’s records for the area include 1-inch hail on December 10, 2021, plus reports in September and November of other years. After any storm with hail, check gutters, downspouts and window screens for fresh dents, and call for an inspection if you find them.

Our 1960s house has a hot attic and shingles that look worn early. Is ventilation the problem?

It can be. An attic with too little intake at the soffits or too little exhaust near the ridge runs hot, and that heat ages shingles faster. Manufacturers also set ventilation requirements for their warranties, so ask any roofer you interview to check both before quoting a new roof.
