Roofing, storm repair and decks in Dardenne Prairie

Dardenne Prairie became a city in 2001, and its typical home dates from the mid-2000s, so original roofs are reaching the age where hail and wind decide what comes next.

Dardenne Prairie is next door to O’Fallon, where Correll Roofing keeps its office, close enough that its weather is our weather. It is a city of owners, too: the Census puts the owner-occupied share at 92%, the highest of any St. Charles County city we serve, so the people deciding on a roof are almost always the people living under it.

Its timeline is easy to read. Houses finished in the early 2000s that still wear their original shingles have weathered all 13 hail days NOAA logged within 5 miles since 2015, and the townhomes, villas and single-family houses in BaratHaven came a few years later. Wind is the other half of the story here, and it doesn’t need hail to lift a shingle.

A city built mostly in the 2000s

Dardenne Prairie incorporated as a town in 1983 and as a city in 2001, and it grew from 1,769 residents in 1990 to 11,494 in 2010; by the Census median, its typical house was built in 2004. BaratHaven, a 200-acre development south of WingHaven, added about 243 townhomes, villas and single-family houses around a lake and greenway the city now maintains as BaratHaven Park, which is getting a new master plan in 2026.

For a house built around 2004, the original roof is about 22 years old now. That is when the practical questions start: are the shingles still sealed down, are granules collecting at the downspouts, and has the decking stayed dry? Gutters and downspouts from the original build often need re-hanging or extensions by this age, and siding on the side that faces storms shows hail and wind wear first.

Hail and wind

Wind along Highway N, hail from 2016 to 2026

NOAA has 30 hail reports on file for the 5 miles around Dardenne Prairie since January 2015, and 21 of those date from 2023 or after. The largest, 2-inch hail near Cottleville, fell on May 16, 2025, the same afternoon thunderstorm winds downed 12 power poles near Highway N and Money Drive and along Highway N between Highway K and Bryan Road; four more fell across the entrance to a neighborhood about a mile northeast of the city. In the May 11, 2016 storm, the weather service traced the hardest-hit band of hail up to 4 inches from near Dardenne Prairie east to St. Charles.

Permits and local rules

Dardenne Prairie’s Building and Code Enforcement Department at City Hall (2032 Hanley Road, 636-561-1718) issues residential construction permits and inspects the work. Its permit forms cover basements, decks and porches, pools, fences, retaining walls, additions and new homes but don’t name re-roofing, so ask the department ahead of the job and let your roofer handle anything it requires.

The city’s forms also put the HOA step on the owner: deck, pool and fence applications ask for a letter of approval from your HOA, and the new-construction form makes the applicant responsible for checking subdivision HOA or trustee requirements. Rules can change, so confirm both before work is scheduled.

FAQ

Roofing in Dardenne Prairie: questions

Call (314) 222-9529 if yours is not here.

Will Dardenne Prairie want a permit for my new roof?

The city’s posted permit forms don’t list re-roofing, so check with the Building and Code Enforcement Department at City Hall first. Rules change, and any permit the city does require is something your roofer should obtain.

What does the city need before we build a deck?

Dardenne Prairie’s residential permit application asks for two copies of a site plan, a material list and deck plans with stair and rail details, plus a letter of approval from your HOA. The deck then gets a pier inspection and a final inspection. If we’re building it for you, start on the HOA letter early, since the city wants it with the application.

How much damage did the May 16, 2025 storm do here?

NOAA’s reports for that afternoon include hail up to 2 inches near Cottleville and thunderstorm winds that brought down a dozen power poles along Highway N. Wind can crease or lift shingles without tearing them off, so a roof that looks fine from the yard can still be damaged. A free inspection, documented in photos, settles it either way.
