Town and Country is built around large houses on large lots, and their roofs are rarely simple: several ridges, deep valleys, dormers, chimneys and long walls where roof meets siding. Each of those details is a place for water to get in, and each takes skill to rebuild correctly.

As a family-owned roofing and exterior contractor, we bring 20+ years in roofing and work in asphalt shingles, metal and slate. Inspections are free: we photograph each roof section and walk you through what we found before anyone talks about scope.

Estate lots, a 1980s peak and building that never stopped

Town and Country was a farming area known as Altheim as early as 1886, and it had 162 residents when it incorporated as a village in 1950; it became a fourth-class city in 1975. Its building code still reflects the land, requiring at least 75% green space on lots of an acre or more. Census estimates make the 1980s the busiest building decade (29.2% of homes), and about 11% of houses were built in 2010 or later. Longview Farm Park on Clayton Road, a farm named in the 1930s and bought by the city in 2000, shows what much of the area once looked like.

Big, steep, cut-up roofs put the risk in the details: valley metal, step and counter flashing, chimney crickets and the joints between roof sections. If your roof is cedar shake or slate, ask any contractor you interview how they repair that material and whether a replacement would mean a change, since a new material changes the look and weight of the roof and may need your trustees’ approval.

Hail and wind

A few big hail days rather than many small ones

NOAA logged 19 hail reports within 5 miles of Town and Country between 2015 and mid-2026, but on only eight separate days, and 10 of them fell during the May 16, 2025 outbreak, a day with 34 hail reports countywide. One was 1.25-inch hail within a mile of the city’s center, and the 2-inch reports came 4 to 5 miles west, toward Chesterfield. Three days later the May 19 storm complex added 1-inch hail near Huntleigh and 1.75-inch hail near Oakland. Hail is not strictly a spring event here: a November 5, 2017 storm left 1.75-inch hail about 3 miles away.

Permits and local rules

Town and Country runs its own building department, and its permit page lists roof replacements among the work that needs a city building permit. Questions go to the Planning and Public Works Department at (314) 587-2820, and filing the application is your roofer’s job. The city’s residential code also marks ice-shield underlayment as required, and permit applications for work on a home’s exterior are supposed to show contact with the subdivision trustees. The city plans to move from the 2018 to the 2024 codes, so check current requirements before you sign.

FAQ

Roofing in Town and Country: questions

Call (314) 222-9529 if yours is not here.

Does replacing siding in Town and Country need a permit?

Not usually. The city’s building code quick reference says replacement siding needs no permit as long as no sheathing is removed or replaced. If the walls have to be opened up, call Planning and Public Works first.

Can a big roof with lots of valleys be repaired instead of replaced?

Often, if the damage is limited to a few sections and the rest of the roof has life left. A free inspection photographs each section so you can see why a repair or a replacement makes sense. On a complex roof, a careful repair at a valley or chimney can be the right call for years.

How do I know whether the May 2025 hail damaged my roof?

Hail size varied block by block that week, so start with fresh dents in gutters, downspouts, vents and window screens; shingle damage is harder to see from the ground. If the inspection turns up storm damage that justifies a claim, we help you report it, meet your adjuster and review the scope with you line by line. The claim stays yours: Missouri law bars roofers from representing homeowners on insurance claims.
