Brentwood began as Maddenville, a stop on the old Manchester Trail, and incorporated as a village in 1919 to avoid annexation by Maplewood. Today its 2 square miles hold single-family streets, the Brentwood Forest condominiums, apartments and a large business district.

More than two decades of roofing experience goes into each inspection here. On storm work we stay involved from the first inspection through the install, finishing with a final inspection and photos, and the old shingles go to recycling, not a landfill.

Local homes

Mostly built between 1910 and 1960

Brentwood’s residential design guidelines, adopted in August 2025, say most of the city’s homes were built between about 1910 and 1960, with teardowns and small new subdivisions mostly since 1980. The Census agrees, putting 51% of the housing in the 1940 to 1959 range and the median year built at 1956. Brentwood Forest, a condominium community, even has its own city permit types for decks and structural repairs.

On houses this age, the usual trouble spots are where a later addition ties into the original roof, chimney flashing on older brick, and gutters now carrying more roof area than they were sized for. For new homes and additions, the city’s guidelines list asphalt, metal, slate, synthetic slate and clay tile as permitted roofing, and vinyl, wood or fiber cement as permitted siding.

Permits and local rules

Brentwood handles its own residential permits and inspections through its Planning and Development department; St. Louis County does not inspect here. As of 2026, the city’s MyGov permit portal lists a Roofing Permit covering all new or replacement roofs, residential and commercial, typically with two or more inspections, and it says a contractor’s license is required to pull one, so ask any roofer you interview whether they will apply for it.

Roof shingle replacements on existing homes are currently exempt from Architectural Review Board review, along with decks, fences and window replacements, while other exterior alterations go to the board before a permit is issued. Permit review can take up to 10 business days, so allow for it in your schedule.

FAQ

Roofing in Brentwood: questions

Call (314) 222-9529 if yours is not here.

Does a roof replacement in Brentwood need a permit?

Yes. The city’s permit portal lists a Roofing Permit for all new or replacement roofs, residential and commercial, and these jobs typically get two or more inspections. Applications go through the city’s MyGov system.

Will the Architectural Review Board look at my new shingles?

Not for a straight shingle replacement on an existing home, which the city currently exempts from board review. Bigger changes to how the house looks, such as a new addition roofline or different siding, go before the board, which meets on the third Thursday of the month.

How big was the May 19, 2025 hail in Brentwood?

NOAA’s database includes a 2-inch hailstone found nearby that night, photographed with a measurement. Hail that size can crack shingles and dent gutters and vents, and much of that damage only shows up on a close look.

I live in Brentwood Forest. Where do I start?

With your association. Condominium roofs are often the association’s responsibility, and the city has separate permit types for Brentwood Forest decks and structural repairs. We can inspect and photograph the damage once you know who manages the roof.
