Affton, St. Louis County

Roofing, gutters and storm repair for Affton homes

Affton is unincorporated, so St. Louis County, not a city hall, sets the rules for your roof. Nearly half of its homes went up between 1940 and 1959, and those roofs reward a careful look at what lies beneath.

Affton takes its name from Johann Aff, the area’s first postmaster. Early landowners included fur trader Kenneth McKenzie and Louis Auguste Benoist, whose house, Oakland, still stands on Genesta Street and joined the National Register in 1969. Most of today’s Affton came much later: Census estimates date 46% of its homes to 1940 through 1959.

Correll Roofing Co. is a family business that handles roofs, gutters, soffits and siding, with 20+ years in roofing behind the work. On houses this age, we look at all of it together, because a problem in one part usually shows up in another.

Postwar homes and what a tear-off can turn up

With a median build year of 1958, the typical Affton house has outlived its original roof more than once, and each re-roof leaves its own marks. A tear-off can turn up board sheathing instead of plywood, leftover layers, or patched decking around an old chimney. St. Louis County’s re-roofing checklist accepts boards only where the gaps between them are half an inch or less; wider gaps need a 3/8-inch structural panel overlay.

Gutters and soffits on houses this age may have been replaced a piece at a time. A gutter that is undersized or pitched the wrong way spills water behind the fascia, and over time that rots the fascia and the soffit above it. When we inspect, we look at the whole roof edge, not just the shingles, and photograph what we find so you can see it for yourself.

Hail and wind

Affton’s hail record and the night of March 14, 2025

In NOAA’s Storm Events Database, 47 hail reports fall within 5 miles of Affton between January 2015 and June 2026, and 28 of them arrived on a single night, March 14, 2025, during a major tornado outbreak across the region. Hail up to 2 inches was also reported near Carondelet on May 26, 2024, a day that brought ten tornadoes across the St. Louis area.

Falling trees are the other recurring problem. NOAA’s entry for July 12, 2023 names Affton among the south County communities where thunderstorm winds brought down trees, limbs and power lines, and on June 19, 2018, a large tree fell on a house and car near Wilbur Park. On May 16, 2025, thunderstorm winds damaged a carport near Affton.

Permits and local rules

Because Affton is unincorporated, residential building permits come from the St. Louis County Department of Transportation and Public Works, not a city. Its re-roofing checklist requires a permit to re-roof a one- or two-family home with asphalt shingles when the slope is less than 4:12, when more than 25% of the sheathing needs replacing, when the new roof is a different material (wood shingles to asphalt, for example) or when board sheathing has to be replaced with structural panels.

No permit is needed for a like-for-like asphalt replacement on a roof of 4:12 or steeper, though the work still has to meet County code. Questions go to County Permit Processing at (314) 615-5184. Rules can change, so check with the County before work starts and leave the permit to your roofer.

FAQ

Roofing in Affton: questions

Call (314) 222-9529 if yours is not here.

Who issues roofing permits in Affton?

St. Louis County’s Department of Transportation and Public Works. Affton has no city government, so there is no separate city zoning step before a County re-roofing permit.

Can new shingles go over my old ones?

Only in narrow cases. The County requires existing asphalt layers to be removed down to the sheathing unless there is a single layer in sound condition and the roof structure can carry the extra weight. On a house this age, a full tear-off also lets us see the decking.

Has hail been worse in Affton lately?

The record has been busy. Of the 47 NOAA hail reports within 5 miles since 2015, 35 came in 2023 or later. That does not prove your roof is damaged, but if it has not been inspected since those storms, a free inspection is a sensible step.
