Cottleville is a short drive from Correll Roofing’s office in O’Fallon, and it is a town with two roof stories. Old Town, platted by Lorenzo Cottle in 1839 beside Dardenne Creek on the old Boone’s Lick Road, keeps its historic character under city review. Around it, most homes are young: the Census median build year here is 2012, later than any other city we cover in the county.

Young roofs here have had a rough start. NOAA has more hail reports within 5 miles of Cottleville than around any other St. Charles County town on this site, and most came in the last few years. New doesn’t mean undamaged, so a roof that is only 10 years old still deserves an inspection after a big storm.

Local homes

An 1839 town center and a very young housing stock

Cottleville had 184 residents in 1980 and 5,611 in 2020. By the Census median, half its homes were built in 2012 or later, and almost none were built between 1940 and 1979. The older fabric is concentrated in Old Town, a historic district along Highway N, Main Street and Fifth Street, where the city has funded streetscape work since 2011.

A roof that is 10 to 15 years old ordinarily has years of service left, which is why hail matters so much here: storm damage cuts a young roof’s life short, and it is easiest to sort out soon after the storm. On newer homes, watch the gutters as well, since overflow at inside corners and below valleys usually means a run or downspout needs attention. Hail also dents vinyl siding and the metal wrapped around windows and doors, so look closely at the side of the house that faced the storm.

Hail and wind

Cottleville’s run of hail since 2023

Hail has found Cottleville often. Since January 2015, NOAA has logged 56 reports inside a 5-mile circle around town, and 45 of them since the start of 2023. The largest stones, 3 inches across, came down near Harvester in the May 13, 2023 storm. On May 16, 2025, supercells dropped hail of 2 to 2.5 inches across St. Charles County, with 2-inch stones reported in Cottleville and just south of it and a 2.5-inch stone less than 2 miles east-southeast of town.

Permits and local rules

The City of Cottleville handles building permits at City Hall, 5490 Fifth Street, and posts its Building Permit Application on its Forms, Permits and Licenses page. The city’s posted materials don’t spell out a rule for re-roofing, so check with City Hall before the job is scheduled; getting any permit the city wants should fall to your roofer, not you.

Old Town is different. Inside the Old Town Historic District, the city code requires a Certificate of Appropriateness for a change to roof color or roof materials (normal maintenance is exempt), and a building permit there won’t be issued until the certificate is. The Old Town Historic District Commission meets on the first Monday of the month as needed.

FAQ

Roofing in Cottleville: questions

Call (314) 222-9529 if yours is not here.

Does a new roof in Old Town Cottleville need city approval?

If the color or the material changes, yes: the code requires a Certificate of Appropriateness from the Old Town Historic District Commission, while normal maintenance is exempt. The code prefers materials original to the building, accepts asphalt, wood, slate, synthetic slate, fiberglass and standing seam metal, and allows roll roofing only on roofs pitched 2:12 or flatter. Apply through City Hall.

My mail says St. Peters or O’Fallon. Am I in Cottleville?

Possibly. The city notes that its residents use the 63304, 63376 and 63366 ZIP codes, which neighboring cities share, so the city name on a bill isn’t proof. Permits come from the city you actually live in, so confirm with City Hall.

Our house is barely 10 years old. Can hail really have damaged it?

Yes. Even a new shingle can be damaged by a 2-inch hailstone, and stones that size fell in and around Cottleville on May 16, 2025. A free inspection with photos shows bruising, cracks and dented metal that are hard to spot from the ground, and we explain each one.
