Roofing and gutters in Des Peres

Des Peres is almost entirely single-family homes, from 1920s Manhattan Heights to brand-new infill, and most of its recent hail fell in 2025. Here is how those houses and storms shape a roof job.

Des Peres is a city of single-family houses: Census estimates put 98.0% of its housing in detached homes, so nearly every roof decision here is a homeowner’s own. Older ranches, 1970s two-stories and new infill houses often share a street, and each asks something different of a roofer.

Family-owned and based in O’Fallon, we have 20+ years in roofing and cover repairs, replacements, gutters, siding and storm damage, including help through the insurance claim. Every visit starts with a no-cost inspection, documented with photos.

Local homes

From 1920s movie-prize lots to 1970s subdivisions and new infill

Residential Des Peres began in the mid-1920s, when the Moll Farm was cut into the 448 lots of Manhattan Heights. The lots were only 25 by 125 feet, and a local movie theater gave them away as attendance prizes, which is why many homes there sit on two to four original lots. Postwar subdivisions such as Harwood Hills, Berkley Manor and Royal Acres followed (19.3% of homes date to the 1950s), then Dougherty Woods, Dougherty Lakes and Four Winds Farm along Des Peres Road in the 1970s, the decade with the largest share at 29.7%. Annexations in 1973 and 1975 added much of the west and south sides.

Older homes are now being torn down and replaced often enough that the city has separate in-fill housing rules, so a 1950s ranch can sit beside a new two-story with a steep, complex roof. City code expects every house to be guttered where appropriate, with ample downspouts in good repair, and every roof to keep out rain, rodents and birds. On the older houses, the weak spots are usually where porches and additions tie into the original roof.

Hail and wind

One March night that brought 11 hail reports

Most of the hail near Des Peres is recent: NOAA placed 26 reports inside a 5-mile radius between the start of 2015 and June 2026, and 21 date from 2023 on. The tornado outbreak on the night of March 14, 2025, among the most active the NWS St. Louis office has recorded, accounted for 11, all hail of 1 to 1.25 inches. Two months later the May 19, 2025 storm complex brought the largest: 2-inch hail near Brentwood and 1.75-inch hail near Oakland, roughly 2 miles southeast of the city’s center. Hail damage does not always leak right away, so a roof that came through 2025 looking fine is still worth a close look.

Permits and local rules

Des Peres keeps single-family building permits in-house: its Public Works Department at City Hall, 12325 Manchester Road, issues them, while St. Louis County handles electrical, plumbing and mechanical permits. City code says no building may be altered without a permit, but the city’s permit pages do not mention re-roofing specifically, so email Permits@DesPeresMO.org before a date is set, and leave any permit to your roofer.

The city’s permit list also includes a $25 temporary storage permit for a storage pod or dumpster (up to 14 days, three a year), so ask whether your tear-off container needs one. And the residential permit application states that the city does not review or enforce subdivision indentures, so check with your trustees separately.

FAQ

Roofing in Des Peres: questions

Call (314) 222-9529 if yours is not here.

Will Des Peres inspect my roof when I sell my house?

No. The city’s permit page says it does not require municipal or fire inspections for the sale of a residential home. Your buyer’s home inspector will still look at the roof, though, so a free inspection before you list tells you what they are likely to find.

Is ice and water shield required on a Des Peres re-roof?

The residential code the city adopted marks ice barrier underlayment as not required. Shingle manufacturers’ installation instructions can still call for it in places, and it is worth discussing for eaves and valleys, where ice and heavy runoff collect. Ask any contractor you interview what they plan to install and where.

Our 1950s house has an addition with a flatter roof. Does it need different materials?

Often, yes. Asphalt shingles need a minimum slope, so very flat sections call for a roofing material made for low slopes, and the joint where the addition meets the original roof is a common leak point. An inspection shows what is on there now and whether the two roofs are tied together properly.
