Roofing for Crestwood’s midcentury homes

Crestwood grew fast after World War II, while Watson Road was still Route 66. Earlier owners chose what sits on those roofs now, so a good inspection starts with what lies underneath.

Crestwood takes its name from a 1925 subdivision near present-day Diversey Drive, named for a white oak on a hilltop. The village incorporated on November 12, 1947, became a city in 1949 and grew quickly: Crestwood Plaza opened in 1957, and by 1960 more than 11,000 people lived here. The Census Bureau puts the median Crestwood home’s construction year at 1960.

Correll Roofing Co. is family-owned, with 20+ years in roofing. The city describes its neighborhoods as tree-lined streets of midcentury homes with new infill mixed in, so one house may still have its first roof deck while the one next door went up last year.

Midcentury roofs, new infill and what is under the shingles

Almost half of Crestwood’s housing units, 48%, date from 1940 to 1959, and very few are older. The city says many new builds are priced above $400,000, so a 1950s house and a brand-new one can share a block, with roofs that differ in deck, ventilation, flashing and the number of layers added over the years.

Attic ventilation is the first thing we check on these houses, from vented soffit at the eaves to the exhaust near the ridge, since a hot, damp attic wears a roof from the inside. We also count the layers and look at how the decking has held up, because both decide whether a re-roof is a simple tear-off or a bigger job.

Hail and wind

A busier hail record since 2023

NOAA’s Storm Events Database places 34 hail reports within 5 miles of Crestwood since January 2015, and 26 of those reports date from 2023 or later. The heaviest night was March 14, 2025, when NOAA logged 83 hail reports across St. Louis County, the City, Jefferson County and Franklin County.

Hail around an inch can bruise shingles and knock granules loose without leaving anything you can spot from the yard. Fresh dents in gutters, downspouts and metal vents are often the first clue, and they are worth photographing before you call your insurance company.

Permits and local rules

Crestwood shares permit duties with St. Louis County. The city handles zoning review through its online portal, and the St. Louis County Department of Transportation and Public Works issues building permits and does inspections. When a re-roof needs a County permit, the County’s checklist asks for a site plan stamped by the city’s zoning officer, so Crestwood’s review comes first.

Under that checklist, an asphalt re-roof needs a building permit when the roof is flatter than 4:12, more than a quarter of the decking must be replaced, the roofing material is changing or board decking has to be swapped for panels. Crestwood separately requires a permit for a dumpster, which has to sit on asphalt or concrete, never in the street. Sort out both before work starts; arranging them is part of your roofer’s job.

FAQ

Roofing in Crestwood: questions

Call (314) 222-9529 if yours is not here.

Do I need a permit for a dumpster during a Crestwood re-roof?

Yes. Crestwood requires a permit for dumpsters and other temporary construction structures on residential property, and they must sit on asphalt or concrete, outside the street and right-of-way and out of any floodplain. Your roofer should arrange it as part of the job.

Who inspects a permitted roof in Crestwood?

St. Louis County. Its Department of Transportation and Public Works issues building permits for Crestwood and handles inspections, after any zoning review by the city. City-issued permit cards have to be posted on the front door while work is underway.

Is a metal roof an option for a Crestwood house?

Yes. We install metal roofs as well as asphalt shingles and slate. The County’s re-roofing checklist covers asphalt roofs only and points to the residential code for other coverings, so ask the County about a permit before switching.
